When my previous, long-standing, mortgage lender "offered" me a rate at renewal that seemed higher than I'd heard anyone talking about, I went online. Within minutes I found ratehub.ca with a five-year fixed rate that was significantly lower. I did offer my existing lender the opportunity to provide me a better rate, and they did, but it was still a chunk higher than ratehub. Initially I was hesitant to go with an online brokerage, and another one I contacted spent a fair bit of time explaining their fee schedule to me… ratehub had no fees! As the time for my mortgage renewal, and I had not received a "signed sealed and delivered contract", I got a little panicky, but the wonderful folks at ratehub quickly put my mind at ease and explained how the process works. Although rates everywhere have gone up since five years ago, I am thrilled to be locked in at a more manageable rate, and look forward to renewing with them again in five years.
