If you're existing mortgage is with one of the 'Big Five' banks you'll want to have Danny Souer as your representative. He goes 161KPH when issues arise. My old mortgage holder did their hardest to make things difficult. Left providing the payout statement to late in the day on the day before we had to have everthing signed off for funding to be in place to pay them. Danny Souer got the new lender to pay me $250 to cover any potential per diem costs the old bank might charge because they weren't paid on time. The new lender gave us the best rate on the street. In addition when the Bank of Canada dropped the rates and the lender dropped their rate for an insured mortgage, they agreed to give us that rate. Can't give them a higher rate than 5.
