Vivian was absolutely amazing. She was so patient and made sure we understood every step of the purchase process along the way. We have always gone to our bank for mortgage needs but we found that the mortgage specialists didn't show enough interest in keeping our business. For this reason we decided to look around elsewhere. . When Vivian responded to our online request for rates we were leery about doing a transaction like a mortgage online. Vivian was able to build our trust by being meticulous and calling back when she said she would. Vivian is a mortgage broker and gets you the best deal based on your needs. She suggested that we go with CanWise Financial but also gave us other options with the Big 6! Everything went smoothly at the notary. CanWise Financial does want you to sign earlier than you need to with a brick and mortar bank so the forms can be sent in to them on time Our realtor definitely appreciated that we signed a bit earlier as he didn't have to worry about last minute issues to close the sale. Our last deal with our realtor had problems with the purchaser. On the eve of closing our realtor phoned to say that the purchasers realtor just called him in a panic as the purchasers didn't submit paperwork to the bank on how she was paying the down payment. Due to money laundering this is required by law. Their mortgage broker and realtor weren't astute and professional enough to make sure this had happened. The purchasers bank's mortgage department said they could not release funds. This delayed our sale and the deal could have easily collapsed. We had a few sleepless nights as you can imagine. As a first time home buyer I was pretty anxious about the process. The mortgage was taken with Equitable bank. I felt supported by Vivian through the entire process. All my questions were answered quickly, seemingly at any time of day. Not only that but she clearly had my best interests in mind: She advised that Equitable would give the same rate as CanWise, but without the lead-in time, and the process was straightforward from application to signing.
